Home Construction & Renovation Specialists in Mosman

Your home in Mosman was probably built for a different era, and the way you live in it has moved on. Monument Projects helps owners, investors and strata committees close that gap with renovations, extensions, new builds and commercial fit-outs that respect the building you already have while making it work properly for the years ahead.

We plan every job around the realities of the suburb: sloping sandstone blocks, narrow streets with tight parking, Federation detailing worth keeping, and apartment buildings where neighbours share walls, lifts and driveways. Our team manages the approvals, the trades and the schedule, and we put a firm completion date in writing because we are prepared to pay if we miss it.

Class 2 Builder for Mosman Units

Strata-Approved. Design-Focused. Crafted for Mosman Living

Walk along Military Road or down towards Mosman Bay and you'll pass Art Deco walk-ups, 1960s brick flat blocks and newer boutique apartment buildings, all tucked between Federation houses. A large share of local owners live in strata schemes like these, and renovating one is a different exercise from renovating a freestanding home.

Monument Projects is registered to carry out work on Class 2 buildings under the NSW Design and Building Practitioners Act 2020. That registration matters because structural and waterproofing work in apartment buildings must be done and declared by a registered practitioner. We prepare the documentation your building manager expects, lodge the strata requests, book loading times and keep the job moving without friction with the people living around you.

Whether it's a refreshed ensuite in a two-bedroom unit near Balmoral or a full reconfiguration of a dated flat overlooking the harbour, we plan layouts that make the most of every square metre and choose materials suited to salt air and strong afternoon light. Every contract carries a fixed price and the $500/Day Deadline Guarantee, so owners in Mosman and across the Lower North Shore know exactly what they're getting before work begins.

Why Choose Monument Projects in Mosman

Choosing a building contractor really means choosing who you'll trust with your largest asset for the next few months. Here's what Mosman homeowners, investors and business owners get when they work with us.

$500/Day Deadline Guarantee

We agree on a completion date before work begins and write it into the contract. If we run past it, we pay you $500 for each day we're late. It's a promise that keeps our own scheduling honest.

Over 40 Years of Combined Experience

Our team has spent decades on Sydney sites, including sloping harbourside blocks, heritage-sensitive facades and occupied apartment buildings. An experienced builder knows what tends to hide behind old plaster and under floorboards, so there are fewer surprises once walls are opened up.

Fixed Price, No Hidden Costs

Our Fixed Cost Guarantee means the figure on your quote is the figure you pay. Inclusions and allowances are listed line by line, so there's never any mystery about what's covered.

Fully Licensed & Insured

We hold full NSW building licences, carry comprehensive insurance and are registered for Class 2 work, which covers the apartments and strata buildings found throughout Mosman.

Transparent Communication

You'll always know where your project stands. Expect scheduled progress updates, a direct line to your site manager and straight answers whenever a decision needs to be made.

We Manage All Approvals

From Council applications to owners corporation consent, we prepare and lodge the documents so approvals never become the reason your project stalls.

Qualified and Compliant Built for Eastern Suburbs

Building in Mosman involves more planning scrutiny than in most Sydney suburbs, and almost every site brings its own unique challenges. The municipality has around 500 listed heritage items and 13 heritage conservation areas, and much of the harbour foreshore sits within a scenic protection area where views, landscaping and building bulk are closely assessed. Monument Projects works within these controls every day, so compliance is built into the plan from the first drawing.

Class 2 Accredited under the NSW Design

The Design and Building Practitioners Act 2020 requires building work on Class 2 buildings, the category covering most apartment blocks, to be carried out by registered practitioners who lodge compliance declarations for their work.

We hold that registration, along with the technical expertise to back it up. Structural changes, waterproofing and fire-separation work in your unit are documented, declared and delivered to the standard the law demands.

The Council Approval Process

Some straightforward projects can use a Complying Development Certificate (CDC), which fast-tracks approval through a private building certifier when the work meets the NSW Government's Housing Code standards.

Many Mosman renovations can't take that route. Heritage items, properties within conservation areas and land affected by a foreshore building line generally fall outside the Housing Code, so a Development Application to Mosman Council is often required.

Home Renovation in Mosman

Mosman grew rapidly around the time of Federation, and that building boom still defines many of its streets. You'll find red-brick Queen Anne homes with timber verandahs and decorative gables, Arts and Crafts houses on generous lots, and later Californian bungalows filling in the gaps. These homes have wonderful bones, but they were designed for a different way of living: small closed rooms, kitchens at the back of the house, one bathroom for the whole family and very little natural light or insulation. Add the steep terrain between Spit Junction and Balmoral, and even a modest renovation needs careful structural and access planning.

The right approach keeps what makes the existing house special and rethinks what doesn't work. Internal renovations might open the rear of the home to a new kitchen and living area, lift ceilings or bring light in through skylights. Major renovations often go further, replacing electrical wiring and plumbing that date back decades, adding ceiling insulation and swapping an old hot water system for an efficient heat pump.

Monument Projects plans each
home renovation with the heritage rules, the slope of the site and your daily routine in mind. We coordinate heritage input, engineering and approvals, then build with materials that suit the original character while delivering modern comfort and energy performance.

Apartment Renovation for Mosman Units

Plenty of Mosman units were built between the 1930s and the 1970s, and they show it: separate kitchens, small bathrooms, tired finishes and layouts that turn their back on the view. Because these buildings are generally Class 2 under the Building Code, an apartment renovation that touches structure or waterproofing must be carried out by a registered builder under the NSW Design and Building Practitioners Act 2020. For apartment owners, strata by-laws, shared corridors, noise limits and lift bookings add further layers of coordination.

Good unit renovations focus on flow and light. Common upgrades include opening the kitchen to the living area, adding acoustic underlay beneath new flooring and replacing worn finishes with better-performing alternatives where the building allows. An apartment bathroom deserves particular care, because a failed waterproofing membrane can leak straight into the unit below. Wall removal and other structural modifications also need an engineer's input and, in most buildings, sign-off from the strata committee before work begins.

We manage the full process, from the strata application through to handover, and keep disruption to neighbours as low as possible with protected common areas, respectful working hours and tidy sites.

Commercial Fitout Builder in Mosman

Military Road is the commercial spine of Mosman, running from the cafés and boutiques of Mosman Junction to the shops and offices clustered around Spit Junction. Add the medical suites, allied health practices, agencies and waterfront hospitality venues near Balmoral and The Spit, and there's steady demand for fit-outs that look sharp and meet every code. Many of these tenancies sit in older buildings, some with heritage value, and a busy retail strip brings its own constraints around deliveries, noise and trading hours next door.

A compliant fit-out usually involves approval through a DA or CDC, compliance with the Building Code of Australia, accessibility requirements under the Disability Discrimination Act, fire safety measures and coordination with the building owner or strata. Signage and shopfront changes may require approval in their own right, particularly within a heritage conservation area.

As a commercial fitout builder, Monument Projects handles space planning, services coordination (air conditioning, fire protection, lighting and data), certification documents and the build itself. We work to a programme that suits your opening date and keeps disruption to surrounding tenants to a minimum.

Our Renovation Process in Mosman

Our process is designed so nothing about your project is left to guesswork. Each stage has a clear purpose, a named person responsible and a defined outcome, whether you're upgrading a single unit or building a new home on a harbourside block.

Site Visit and Feasibility

We start at your property with your initial concept. Our team looks at access, slope, existing structure and any heritage or strata considerations, then talks through your goals and budget.

For new builds and extensions, we also review orientation, setbacks and planning controls, so you know early whether the idea is achievable.

Design Process

You can bring your own architect or work with our trusted designers. We take a collaborative approach, bringing in the right professionals, including structural engineers, certifiers and, where needed, heritage consultants, so the drawings satisfy the Building Code of Australia, Class 2 requirements and Mosman Council's planning controls.

Fixed Price and Timeline

Once the design is settled, you receive a detailed quote under our Fixed Cost Guarantee, with inclusions and allowances set out clearly. The completion date goes into the contract and is backed by our $500/Day Deadline Guarantee.

Your contract is always in writing, as NSW law requires for residential building work over $5,000, and our deposit never exceeds the legal cap of 10% of the contract price.

Council and Additional Approvals

We prepare and lodge the DA or CDC, along with any additional approvals your project needs, such as owners corporation consent, heritage exemptions or certifier documentation. Getting these right the first time avoids the requests for further information that commonly slow projects down.

Construction and Supervision

A dedicated site manager handles construction management on every job, coordinating trades, deliveries and inspections. On tight Mosman streets and in strata buildings, that includes planning parking, loading and lift access around neighbours.

Final Inspection and Handover

Before handing over, we complete a detailed quality inspection, fix anything that isn't right and arrange a professional clean. You'll receive your compliance certificates, warranties and documentation in one complete package.

Frequently Asked Questions

  • 1. Does my renovation affect common property?

If the work touches floors, walls, waterproofing membranes, plumbing stacks or balconies, it very likely affects common property and will need owners corporation approval.

Larger changes may need a special by-law passed at a general meeting, and an extraordinary general meeting can be called if timing matters. Purely cosmetic work, like painting or replacing carpet, may need little more than notice under your building's by-laws. We review your strata documents early and prepare the application for you.

  • 2. How much do bathroom renovations cost in Mosman?

Costs vary depending on scope, access and finishes. As a guide, bathroom renovations and standard kitchen upgrades typically fall between $20,000 and $40,000, while a full unit renovation with premium finishes can exceed $120,000.

Houses on steep or heritage sites may cost more because of engineering and access. We recommend setting aside a contingency of 10% to 20% for unexpected issues, particularly in older homes. Our fixed quotes include materials, labour, approvals and compliance paperwork.

  • 3. Can I remove internal walls in my home or unit?

Sometimes. Many older Mosman houses and double-brick flat buildings have load-bearing internal walls, and removing one requires a structural engineer's design and usually an approval.

In a strata building, some walls may also be common property. We assess this during the site visit so there are no surprises later.

  • 4. Do I need a by-law for an apartment bathroom?

In most strata schemes, yes. Because bathroom work affects waterproofing and often common property, owners corporations commonly require a by-law or formal approval before work starts.

Under the NSW Design and Building Practitioners Act 2020, that waterproofing must also be carried out by a Class 2 registered builder who declares the work complies. This protects your investment, satisfies your owners corporation and gives you proper documentation if you later sell.

  • 5. Can I renovate a house in a Mosman heritage conservation area?

Yes. Homes within the 13 heritage conservation areas can be renovated and extended, but changes are assessed against the area's character.

Council ranks each building by its level of contribution to the conservation area, and street-facing elements usually receive the closest attention. Rear additions that are sympathetic in scale and materials tend to be well received.

  • 6. Can I use a CDC instead of a DA in Mosman?

It depends on your property. Heritage items, homes in conservation areas and land affected by a foreshore building line generally can't use the fast-track Housing Code, and the harbour foreshore slopes have long been subject to special scenic controls. Some properties outside these areas may qualify.

Working out the right pathway can be a complex process, so we confirm it before any design work begins.

  • 7. Are ground floor extensions better than a second storey?

It depends on your block. On a flat lot with space at the rear, a ground floor addition is usually simpler and keeps the home on one level.

Many Mosman sites are steep, though, which can mean geotechnical reports, rock excavation, retaining walls and careful stormwater design. A second storey avoids some of that but must respect height limits, views and heritage controls. We assess both options at the feasibility stage so costs are clear before you commit.

  • 8. Can I build a granny flat on my Mosman property?

Many larger lots can accommodate a secondary dwelling, but site area, slope, heritage status and local council controls all affect what's possible. We check your lot against the relevant rules, then design a granny flat that fits the site and meets NSW requirements.
