Practitioner Class 2 Builder for Apartments & Strata Properties in Chatswood
Strata-Approved. Design-Focused. Crafted for Chatswood Living
Chatswood has changed quickly. The area around the station and the Pacific Highway is now one of the densest residential pockets on the North Shore, with tall apartment towers built over the past two decades alongside older walk-up blocks from the 1960s and 70s. Further out, quieter streets still hold Federation and interwar houses, but strata living is now a big part of life here.
Strata renovations come with an extra layer of rules. Most towers have a building manager, strict loading dock bookings, set working hours and detailed renovation by-laws. Owners corporations usually want plans, insurance details and a method statement before they approve anything, and lift bookings, corridor protection and car park access for trades all need to be arranged before day one.
Our Class 2 registration under the NSW Design and Building Practitioners Act 2020 covers exactly this kind of work. Any change we make to your apartment's structure, waterproofing or fire safety comes with a formal compliance declaration, which keeps your owners corporation satisfied and gives you proper records for the future.
From refreshing a near-new apartment in a CBD tower to fully reworking a dated unit off Archer Street, every job is quoted at a fixed price and covered by our $500/Day Deadline Guarantee.

Home Renovation in Chatswood
Chatswood grew fast after the North Shore railway line opened in 1890, and many of its early homes still stand.
The North Chatswood and South Chatswood conservation areas protect streets of Federation and interwar houses, most of them single-storey, with some large early homes along Mowbray Road. Outside these areas, you'll find brick bungalows and post-war houses on standard suburban blocks.
These houses were built for a different time. Many have closed-off kitchens, small bathrooms, poor natural light and old electrical wiring. Internal renovations that open up the rear of the existing house, add a second bathroom or create a family living area make a big difference to daily life.
In a conservation area, council looks closely at changes visible from the street, such as roofs, verandahs, windows and fences. Work at the rear is usually more flexible, which is where most extensions and open-plan living spaces go.
For major renovations, we bring in heritage advice and engineering early, then manage the approvals and build at a fixed price. We can also add upgrades like ceiling insulation and a heat pump hot water system to cut running costs.
Renovation in Chatswood
Chatswood has two very different types of apartment. Newer towers near the CBD tend to need lighter work, such as updated joinery, new flooring, better lighting or a redesigned ensuite. Older walk-up blocks often need a full overhaul, with new kitchens, bathrooms, wiring and plumbing.
Either way, these are Class 2 buildings. Structural changes such as wall removal, along with waterproofing and other structural modifications, need a registered builder and approval from the owners corporation. Towers usually add building manager rules on lifts, loading docks and working hours, and many buildings ask for acoustic underlay under any new hard floors.
In a newer tower, it's also worth checking whether any building defect or warranty claims are still open before you start, so your renovation doesn't complicate them.
We manage the full apartment renovation process for apartment owners, from strata paperwork to protecting shared spaces and booking lifts, and we keep noise and dust to a minimum so the neighbours stay on side. Allow roughly six months from strata application to handover for a full unit makeover.
Commercial Fitout Builder in Chatswood
Few North Shore suburbs do as much business as Chatswood. Office towers line the Pacific Highway, Westfield Chatswood and Chatswood Chase draw shoppers from across the region, and Victoria Avenue's pedestrian mall is packed with cafés, restaurants and retailers. The Sydney Metro and train station make it easy for staff and customers to get here, which keeps demand for quality commercial space strong.
We fit out offices, shops, restaurants, medical and allied health clinics, and showrooms. Each brings different needs: open-plan offices need flexible data and power, food businesses need exhaust and grease management, and clinics need privacy and hygiene-friendly finishes.
In a CBD tower or shopping centre, fit-outs usually require approval from both the landlord and the authorities. Most need a DA or CDC, must comply with the Building Code of Australia and accessibility rules under the Disability Discrimination Act, and must follow the centre's own design and work-hour rules.
As your commercial fitout builder, Monument Projects coordinates design, services, certification and construction in one package. We plan noisy work after hours where centre rules require it, so your neighbours keep trading and your business opens on time.
Other Services We Offer in Chatswood
Big or Small, We Handle It All
Smaller jobs get the same care as big ones. Our building services also cover one-room upgrades, additions and new homes throughout Chatswood, with the same fixed pricing, site management and finish-date guarantee as our larger projects.
Our 6-Step Renovation Working Process
Clear steps make a big project feel manageable. Our building process breaks every Chatswood job into six stages, each with its own checklist and a named team member responsible, so nothing falls through the gaps.
First Site Meeting
We come to you to talk through your initial concept, budget and ideal timing. While we're there, we look at access, existing structure, services, any heritage or strata rules, any structural issues that need attention and whether you'll be able to live at home during the work. That gives us a realistic starting point for the design.
Design Process and Drawings
Working with your architect or our own designers, we coordinate structural engineers, certifiers and any heritage or fire consultants needed. It's a collaborative approach that gets the right professionals involved before drawings are finalised, so the plans meet the Building Code of Australia and Willoughby's controls.
Locking In Price and Timeline
When the design is signed off, we break the quote down into labour, materials and any provisional sums, and that figure is locked in by our Fixed Cost Guarantee. The written contract then records the agreed completion date, which the $500/Day Deadline Guarantee protects. Allowances are kept to a minimum, so there's little room for the price to move.
Council Approval and Permits
Next comes the paperwork. We submit your DA or CDC and look after every additional approval on the list, which in Chatswood can include owners corporation consent, building manager sign-off or a tree permit. Getting it right first time saves weeks of back-and-forth with council. We track each application and tell you as soon as it's approved.
Building on Site
Construction management sits with one site manager from the first day on site. They schedule licensed plumbers, electricians and other trades, book loading docks and lifts in strata buildings, run inspections and keep you updated with progress photos. On busy Chatswood streets, we also plan deliveries around peak traffic and school zones.
Final Walkthrough and Handover
Once construction is finished, we check every surface and fitting against the plans, put right anything that isn't up to standard and leave the site clean. At handover, we walk through the project with you and pass over all certificates, warranties and product manuals.
Plan Your Chatswood Build
Whether you own a Federation cottage in South Chatswood, an apartment near the station or a retail space off Victoria Avenue, Monument Projects can plan and deliver the work from start to finish. Our Class 2 registration means we can take on strata projects that many builders can't.
We put the price and the finish date in writing before we begin, and a single team stays responsible for design, approvals and construction.

Frequently Asked Questions
1. Is owners corporation approval needed for my apartment works?
In most strata buildings, yes. Changes to floors, waterproofing, plumbing or walls typically affect common property, so the owners corporation must approve them, sometimes through a special by-law at a general meeting or an extraordinary general meeting.
Towers often have extra renovation by-laws covering lifts, loading docks and noise. Council usually stays out of cosmetic jobs inside your unit that don't touch the structure, yet strata consent may still apply. Our team reads through your building's rules and puts the approval application together.
2. What's the typical renovation cost in Chatswood?
There's no single number, because figures vary depending on the scope, the building's age and the finishes you choose. Kitchen and bathroom projects usually start around $20,000 and often reach $40,000, and a top-to-bottom apartment renovation with premium materials can go beyond $120,000.
Older houses may need extra work once walls are opened, so we recommend a 10% to 20% buffer. Every quote we give is fixed and itemised.
3. Can I knock down a wall to open up my home?
In many cases you can, as long as an engineer confirms it first. Federation and interwar homes often rely on internal walls to hold up the roof, and in apartments some walls are part of the building's structure or common property.
An engineer designs any beams or supports, and approvals are sorted before work starts. We assess wall removal at the first site meeting.
4. Do I need a registered builder for apartment bathroom waterproofing?
Yes. In Class 2 buildings, waterproofing counts as building work under the Design and Building Practitioners Act 2020, so a registered builder must do it and certify that it complies.
Your strata scheme will also expect a by-law or written consent before any apartment bathroom work starts. We manage both and give you the documentation for your records.
5. Are there limits on renovating in the North or South Chatswood conservation areas?
Yes. Both areas protect homes built between about 1880 and 1930, so council focuses on keeping the original scale, form and street presence.
Changes to facades, roofs and front gardens get the closest review, while sympathetic rear additions are often supported. We arrange heritage advice early so your design has the best chance of approval.
6. Can I build a dual occupancy on my Chatswood block?
Possibly. Since February 2025, NSW's low and mid-rise housing reforms allow dual occupancies on smaller lots, as well as terraces and manor houses in some low-density streets, within about 800 metres of the Chatswood centre.
Heritage conservation areas aren't excluded, though heritage controls still apply. Before you spend money on plans, we confirm what your lot size and zoning allow.
7. What should I check before renovating a near-new apartment?
In a newer tower, find out whether your owners corporation has any open building defect claims or warranty work underway, since altering an affected area can complicate the claim.
Also check your building's renovation by-law and the manager's rules on lifts and working hours. We review these with you during the first meeting, before any design work begins.

8. How long does a commercial fit-out take in Chatswood?
It depends on the size and type of space. A small office or shop refresh may take a few weeks, while a restaurant or medical fit-out with new services can take several months.
Shopping centre and CBD tower projects also depend on landlord and local council approvals, plus after-hours work rules. We give you a clear program before construction starts, so you can plan your lease and opening date.

About Eastern Suburbs, NSW
Chatswood sits about 10 kilometres north of the Sydney CBD and is one of the Lower North Shore's main residential and business centres. It serves as the administrative seat of the City of Willoughby and borders Chatswood West, Artarmon, Willoughby, Roseville and Lane Cove.
Its name comes from Chattie's Wood, a nod to Charlotte "Chattie" Harnett, wife of early local figure Richard Harnett. The suburb grew with the North Shore railway line in 1890 and is now known for Westfield Chatswood, Chatswood Chase, Victoria Avenue's mall and The Concourse cultural centre, which opened in 2011.
With high-rise apartments, heritage streets and a busy commercial core, Chatswood needs a builder who understands strata, heritage and business projects. Monument Projects brings all three, plus a guaranteed completion date on every job.
